Zoning: C4 (Commercial Four)

Landscaping: Professionally landscaped areas with irrigation systems as approved by the plans

Exterior: Architecturally controlled exterior colours, materials and signage. Architecturally controlled and designed landscaping and irrigation

Interior: All interior walls, floors and ceilings to be unfinished. Demising walls to be fire rated to the underside of the metal roof deck.

Height: We have proposed in our two options, 2 storey and 3 storey buildings for maximum heights of 9.5 meters and 13.65 meters maximum which will meet the building height requirement.

Parks/Landscaping: In general, we shall comply with the overall landscaping guidelines unless we do not know of any other restrictions. The GRCA flood line runs north south towards the far westerly side of the property. The proposed buildings are not located in this area however it will be used for parking requirements.
